Project Scope

Managed entire development starting from acquisition of lot owned by the city of Glendale to design management, construction management, investor representative, and transition into property management company to generate rental income. Project consists 42-units of residential units (condo-ready), Laemmle movie theater and Panda Inn restaurant. Designed by Bardovi Architects and John Labib.

Pre-development

Feasibility Study & Project Planning:

  • Assess the potential of the city-owned lot for a mixed-use development.
  • Develop a project plan outlining the concept, unit mix, target audience, and financial projections.

Investor Acquisition & Team Assembly:

  • Secure investment from stakeholders like Mapleton, Laemmle, and Panda Group.
  • Assemble a project team including architects, engineers, general contractor, and other consultants.

Land Acquisition:

  • Involvement in land acquisition from the City of Glendale along with financial proforma and underwriting.

Development Phase

Project Management:

  • Oversee the entire development process, including design, construction, and ensuring adherence to the project plan and budget.
  • Coordinate with Bardovi Architects, John Labib (engineer), general contractor, and other consultants.

Design Management:

  • Ensure architects develop architectural plans that meet functional and aesthetic requirements.
  • Coordinate with structural engineer to ensure the structural integrity and functionality of the building.

Construction Management:

  • Manage general contractor throughout the construction process while maintaining prevailing wage requirement.
  • Oversaw scheduling, budget control, quality control inspections, and ensuring adherence to building codes.

Permitting & Approvals:

  • Obtain necessary permits and approvals from the city for construction activities.

Post-construction

Project Completion & Handover:

  • Oversee the final construction phases and ensure the project meets all quality standards.
  • Facilitate the handover of the completed buildings to the respective entities: residential units, Laemmle Theatres, and Panda Inn restaurant.

Property Management Transition:

  • Assist in selecting and transitioning the residential units to a property management company responsible for leasing and managing the rental units.
