This project involved the development of a dual-branded hotel complex in Downtown Los Angeles at the intersection of Figueroa Street and Pico Boulevard, known as Fig + Pico, featuring:

  • Moxy Los Angeles Downtown (380 rooms)
  • AC Hotel Downtown Los Angeles (347 rooms)
  • A total of 727 guest rooms designed by Gensler and Steinberg Hart
  • Approximately 608,000 square feet of space
  • Amenities like rooftop pool deck, restaurants, and meeting spaces

Preconstruction Scope

  • Bidding process to select subcontractors for various construction tasks.
  • Drafting, negotiating, and executing subcontract and owner contract agreements.
  • Compiled bid tabs and award recommendation for all major trades to be released to commence shop drawing and preconstruction.
  • Value engineering to optimize design elements for cost-effectiveness without compromising functionality.
  • Collaboration with the architect and engineers to ensure constructability (ensuring the design can be built efficiently).
  • Coordinate interior designer’s sketch into executive and design architects’ design drawings to ensure buy-out and coordination were done prior to work.
