This recently completed project transformed a former salon building in Beverly Hills, CA into Nerano Restaurant, a stunning 4,000 square foot Class-A restaurant. As the Owner’s Representative, we swiftly managed design professionals and contractors to bring success to planning approval, building & safety approval, preconstruction, and construction.  Uni Managed acquisition, cashflow, insurance, design, engineers, general contractors, and all relevant consultants to develop unpermitted salon building to a Class-A restaurant.  We also coordinated with Nerano (end-user) to ensure the design and kitchen equipment are all aligned with their operations.

Uni Construction was the key development for the successful development of Nerano Restaurant. As the owner, we played pivotal role from acquisition of the existing property to managing the entire project development. We managed design process to get Planning and Building & Safety approval while ensuring the overall design and scope aligned with budget and end-user’s flavor.  We hired all consultants required by the project to complete the design for construction.  Upon completion of design and comprehensive RFP process, we selected a general contractor to commence contract negotiation and commencement of work.  We managed every single process of this development from acquisition to turn-over to the end-user.

Strategic Acquisition & Entitlements:

Identified the underutilized office building and successfully secured its acquisition. We then navigated the planning approval process, obtaining all necessary permits and approvals for the restaurant conversion.

Collaborative Design & Construction:

We assembled a talented team including Hagy Belzberg (Architect), John Labib (Engineer), and Taslimi Construction (General Contractor) to collaborate on the design and construction of the new restaurant space. Throughout this process, we maintained clear communication with Nerano (Tenant) to ensure their vision was brought to life.

Expert Project Management:

Our experienced project manager ensured the project stayed on track, adhered to budget constraints, and met all safety regulations. We effectively coordinated with the City of Beverly Hills, authorities having jurisdiction, the design team, contractors, and all vendors to achieve a seamless construction process.

Major Retrofitting

The existing office layout was completely demolished to create a functional and open restaurant space. New mechanical, electrical, and plumbing systems were installed throughout.

Upscale Design & Ambiance

Working closely with the Nerano team and the architect, we transformed the space into a modern and inviting restaurant. This included the creation of distinct areas for dining and a beautiful outdoor patio.

High-Quality Finishes

From elegant flooring and custom millwork to luxurious countertops and designer lighting, every detail was chosen to create a sophisticated and upscale dining experience.
