This project involved a tenant improvement (TI) for Active Life, a company specializing in orthotics, prosthetics, and compression therapy, within a Class A medical office building in Glendale, California. Uni Construction managed the TI project on behalf of the landlord and tenant by hiring and managing architect, general contractor, and required vendors.

Project Scope:

Acted as the owner’s representative, managing design and construction for this tenant improvement.

Key responsibilities included:

  • Coordinating with Active Life to understand their specific needs and space requirements.
  • Hiring and managing an architect to design the tenant improvement plans.
  • Selecting and overseeing a qualified contractor for the construction phase.
  • Obtaining necessary permits and approvals from the city.
  • Overseeing construction progress and ensuring adherence to budget and schedule.
  • Facilitating communication and collaboration between all parties involved (landlord, tenant, architect, contractor, city, vendors).
  • Ensuring a high-quality final product that meets Active Life’s operational needs.

Project Outcome:

  • The tenant improvement project was completed successfully, allowing Active Life to move into their new space on time.
  • All parties involved (landlord, tenant, and broker) were satisfied with the outcome, reflecting a smooth transition for everyone.
