Uni Construction's Role

Provided Preconstruction and estimating service including preparation of self-performing concrete bid package for Skirball Cultural Center’s North Building. General contractor self-performed the structural concrete package and came within 3% delta of the submitted bid.

Project Scope:

Preconstruction

  • Reviewing project plans and specifications for solid understanding of the design intent.
  • Estimating material and labor costs for the entire project which was sitting on top of existing structure.
  • Preparing a detailed bid package specifically for the self-performed structural concrete work working closely with superintendent and project managers.

Construction

  • Uni Construction acted as the self-performing contractor for the structural concrete elements of the project. This means Uni Construction directly managed the labor and materials required for this specific task, demonstrating their expertise in concrete construction.
  • Notably, our self-performed concrete work achieved a cost within 3% of their original bid. This signifies a high level of accuracy in preconstruction estimating and efficient project execution.

Preconstruction Phase

Project Award & Contract Negotiation

  • Secure the general contractor contract with the Skirball Cultural Center.
  • Negotiate contract terms and finalize project scope, budget, and schedule.

Team Assembly

  • Assemble a project team including subcontractors specializing in various construction trades (electrical, plumbing, HVAC, etc.).
  • Coordinate with architects and engineers involved in the project design.

Detailed Cost Estimating & Scheduling

  • Develop a comprehensive cost breakdown structure outlining all project costs, including materials, labor, equipment, and permits.
  • Create a detailed construction schedule outlining the sequence of construction activities and timelines for completion.

Self-Performed Concrete Work Planning: Develop a specific plan for the self-performed structural concrete work, including material procurement, labor scheduling, and quality control procedures.

Construction Phase

Site Mobilization & Preparation

  • Establish a site office and secure the construction site.
  • Prepare the site for construction activities, which might involve demolition, excavation, and foundation work.

Subcontractor Management: Oversee and manage the work of all subcontractors involved in the project, ensuring they meet quality standards, adhere to the schedule, and comply with safety regulations.

Quality Control & Inspections

  • Implement a comprehensive quality control program to ensure all construction activities meet project specifications and building codes.
  • Conduct regular inspections throughout the construction process.

Budget & Schedule Monitoring

  • Continuously monitor project costs and progress against the baseline budget and schedule.
  • Implement corrective actions if deviations arise.

Safety Management: Prioritize safety throughout the construction process by implementing safety protocols, providing training to workers, and maintaining a safe working environment.

Concrete Construction: Execute the self-performed structural concrete work according to the preconstruction plan, ensuring quality and adherence to schedule and budget (as demonstrated in the information provided).

Final Inspections & Certificate of Occupancy: Coordinate final inspections with the city and obtain a certificate of occupancy, signifying the building meets all safety and code requirements.

Project Handover: Deliver the completed project to the Skirball Cultural Center and address minor issues identified during warranty period.
