Uni Construction represented the General Contractor (GC) for the preconstruction services of this project. Their role involved managing the entire preconstruction process to ensure the design intent for the site upgrade, pavilion construction, and museum renovation aligns with the overall construction budget.

Project Scope

Design Plans and Specifications:

Evaluating the architectural and engineering documents for the entire project, including the site upgrade, pavilion construction, and museum renovation.

Cost Estimating & Budgeting:

Developing detailed cost estimates for each project component (site work, pavilion, museum renovation) to ensure the overall budget remains feasible.

Value Engineering:

Collaborating with the design team (architects, engineers) to identify potential cost-saving measures or alternative materials and construction methods without compromising the design intent.

Schedule Development:

Creating a preliminary construction schedule outlining the sequence of construction activities for the entire project.

Permitting Strategy:

Developing a plan for obtaining necessary permits and approvals from the city for the construction activities.

Constructability Review:

Analyzing the design plans from a construction standpoint, identifying potential challenges or constructability issues, and proposing solutions to ensure a smooth and efficient construction process.

Coordination with Owner & Design Team:

Maintaining open communication with the museum (owner) and the design team (architects, engineers) throughout the preconstruction process to address any questions or concerns and ensure everyone is aligned on the project goals and budget.
