Project Description

Uni Construction represented General Contractor (GC) for the preconstruction phase of LACMA’s Phase 2 expansion project, including an additional restaurant facility. Their efforts focused on developing a comprehensive preconstruction plan and cost estimates to ensure the project’s feasibility within budget.

Project Scope

Reviewing Design Plans and Specifications:

Evaluating the architectural and engineering documents for the entire project, including the new exhibition spaces, restaurant layout, and any related site work.

Collaboration with Renzo Piano & Gensler:

Working closely with the renowned architect Renzo Piano and the design firm Gensler to understand the design intent, identify potential constructability challenges, and ensure a clear vision for both Phase 2 and the restaurant addition.

Cost Estimating & Budgeting:

Developing detailed cost estimates for all aspects of the project, including Phase 2 construction, the restaurant facility, and any required infrastructure upgrades.

Value Engineering:

Collaborating with the design team to explore cost-saving measures or alternative materials and construction methods without compromising the architectural vision.

Schedule Development:

Creating a preliminary construction schedule outlining the sequence of activities for both Phase 2 and the restaurant addition, considering potential phasing requirements.

Permitting Strategy:

Developing a plan to obtain necessary permits and approvals from the city for all construction activities.

Project Team Leadership:

Leading and coordinating the project team (including subcontractors, engineers, and other consultants) throughout the preconstruction process to ensure everyone is aligned on the project goals and budget.

Project Challenges & Solutions

Balancing Design Intent with Budget:

LACMA’s Phase 2 expansion involved a complex architectural design vision. Uni Construction’s collaboration with Renzo Piano and Gensler during preconstruction was crucial for finding creative solutions to maintain the design integrity while adhering to budget constraints.

Integrating New Construction with Existing Facilities:

The addition of a new restaurant within the LACMA campus necessitates careful planning to seamlessly integrate the new structure with the existing buildings. Uni Construction’s preconstruction services included strategies for minimizing disruption to ongoing museum operations and ensuring a cohesive overall aesthetic.
