About the project

This project involved the design of an expansion for Dr. Peter J. Cornell’s ophthalmology practice at Beverly Hills Eye Associates, located at 450 Bedford Dr. within an existing medical office building. Uni Construction managed and oversaw complete design and construction performed by applicable affiliates.

Scope

Hiring and managing design firms to get design done in accordance with tenant (Dr. Cornell’s) desire for city permit approval.
Coordination with existing building systems and tenant requirements.
RFP for general contractors for award and commencement of construction oversaw by Uni Construction.

Step by step project

1. Project Kick-off:

Uni Construction meets with Dr. Cornell to understand his vision for the expanded space, and discuss needs and functionality requirements.

Space Planning & Design Development:

Uni Construction drafts initial design concepts based on Dr. Cornell’s input.
This involved creating different layout options for the expanded space.
Collaboration with Dr. Cornell to refine the design and ensure it meets his needs.

Construction Documents:

Uni Construction managed the architect who prepared architectural plans, partnering with Bardovi (architect).
These plans were used for permitting and construction.

Presentation & Approval:

Uni Construction presented the final design to Dr. Cornell for approval.
Possible revisions based on Dr. Cornell’s feedback.

Permitting & Construction:

Upon Ready-to-Issue Permit, Uni Construction issued Request for Proposals (“RFP”) to general contractors to obtain contractor bid proposal.
In conjunction with tenant and architect, Uni Construction selected a contractor to commence construction work.
Uni Construction managed the contractor’s work ensuring all work were performed in accordance with contract, timeline, and budget.
